Company History and Capabilities With over 100 years of cumulative title and closing experience throughout its staff, Summit Guaranty was organized with a new and innovative idea for the delivery of quality services in a manner that meets the convenience of our clients and their customers. Early in our formation, Summit Guaranty made a commitment to being electronically progressive. With the most up-to-date software available and the development of our own internal programs, we handle files through our website and servers from the initiation of the order to tracking to e-recording of documents and finally to the paperless storage of the final file. The owners of Summit Guaranty, bringing more than 35 years of title and closing experience in several states, primarily in Texas, felt that the attention to training of personnel in closing capacities was extremely limited for the requirements of the current market. They also felt that much of the way that Wisconsin title companies provided services was antiquated. With such a mind set, we worked closely with our title insurance underwriter to form a refreshing new approach. By training our own staff, searchers, examiners and closers, we have a team that meets the highest of standards in the title and closing industry. We, at Summit Guaranty, strategically placed ourselves to withstand the current market. By having all our closers as Independent Contractors, and limited salaries and overhead, we have retained the same staff during the market that we had at the beginning of the real estate down-turn. Our most recent closing agent has been with us 4 years. One of our closing agents is available 24 hours a day, 365 days a year. Eighty-seven percent (87%) of all closings are conducted outside of our physical offices, from our client's offices to the customers’ homes. Our physical locations provide adequate conference rooms to accommodate onsite closings. More than forty percent (40%) of our closings are conducted outside what is, considered normal business hours. Closers are 100% commissioned based and have no ceiling imposed on their income by the company. Extensive policies and procedures are in place to insure quality control and provide incentives for closers who detect and stop any fraudulent activity. Summit Guaranty operates from 4 separate divisions: title search and examination, lender direct services, government contracts, and retail. Lender direct services, handles all foreclosure and post foreclosure titles and closings. It enjoys relationships with Asset Management Companies, local Attorneys, and REO managers. The government contract department does title and easement work for such agencies as the Wisconsin Department of Transportation and General Mitchell International Airport. The retail division is made up of all independent contract closers. The title search and examination department supports all other divisions with the search, examination and preparation of title commitments in the format required for each source of business.
